• Form 17a: Your rights and responsibilities as a tenant in general tenancies.

  When a tenant wants to rent a place to live in Queensland, there are a series of steps that need to be followed. Both the tenant and the lessor/agent have rights and responsibilities that are covered by the law. This booklet is for tenants who live in houses, flats, units, townhouses and houseboats. It includes information the tenant will need while renting and explains their rights and responsibilities under the law.

• Form 18a: General Tenancy Agreement

  When a tenant rents a property, they need a written agreement (even if they are renting from a friend or family member). It is the lessor/agents responsibility to organise the agreement and give a copy to the tenant before they move in. The tenancy agreement must include:

  • the set of standard 'terms'(details about what the tenant and the lessor/agent can and can't do)
  • the name and address of the tenant, and the agent(if there is one) or the lessor
  • the dates the agreement starts and ends (or state that the agreement is periodic)
  • details about how the tenant should pay the rent and how much rent is to be paid and
  • any special terms (special terms must not conflict with the standard terms of the law).

  The tenant is required to sign the agreement and return it to the lessor/agent within 5 days of receiving it. The lessor/agent is then required to sign the agreement and return a copy to the tenant within 14 days.
